NEW GOLDEN VISA LAW AND AMENDMENT

According to laws 5007/2022 and 5038/2023, the main regulations governing the GV are as follows:

New urban zones with a minimum investment requirement of 500,000€. These areas are:

Athens’ Northern, Central and Southern Sectors and the Municipality of Vari-Voula-Vouliagmeni, the Municipality of Thessaloniki and the islands of Mykonos and Santorini. In these regions a single property must be bought.

If an agreement is signed and a 10% deposit is paid up to the 31st July 2023, one can still buy a property or properties of 250K total value up to the 31st December 2023 in the above areas.

The rest of Greece has a 250K investment requirement and multiple properties may be bought.

The property/ies may be rented.

Permit’s duration 5 years, renewable every 5 years thereafter as long as ownership of the properties is retained.

Permits are also granted to spouse, unmarried children up to 21 years of age and the parents of holder and spouse. Children after they reach the age of 21 are granted a further 3 years visa.

As per the new law, the residence permit will be issued two months after submitting all documents.

There is no obligation to reside for 6 months per year in Greece.
